FAQs
Frequently Asked Questions
TIER 1 — INVESTMENT QUESTIONS
- Is Buying a Plot in the Naina Corridor a Good Investment?
- There is no investment that comes with a guaranteed outcome. What matters is the quality of the land, the infrastructure being developed around it, the regulatory framework, and the price at which you enter. The NAINA corridor brings together significant planned infrastructure and long-term urban development. Oltraya’s role is to identify land where those fundamentals support long-term value — and to develop it with the discipline that protects that potential.
- What is the Difference Between Plotted Development and Buying a Flat?
- With a plot, you own the underlying land and have greater freedom to determine what you build, subject to applicable regulations. With an apartment, you own a defined interest in a building and its underlying land. The two are different forms of property ownership, with different considerations around construction, maintenance, liquidity and long-term value.
- What is the Mumbai 3.0 Corridor?
- Mumbai 3.0 is a term used to describe the planned expansion of the Mumbai Metropolitan Region toward emerging growth corridors. The Kamshet–Sai–Chimer New Town forms part of this broader development landscape, with infrastructure planned to support future urban growth. Oltraya Verde is located in the Khalapur–Khopoli corridor within this emerging region.
- How Do I Know if a Location Will Actually Appreciate?
- No one can guarantee appreciation. But you can assess the fundamentals behind it. Look for infrastructure investment, connectivity, regulatory planning, employment and economic activity, and evidence of sustained demand. These indicators are more meaningful than a developer promising a particular return.
TIER 2 — PROCESS AND PROTECTION QUESTIONS
- What is RERA and How Does It Protect Me as a Buyer?
- RERA — the Real Estate Regulatory Authority — is India's regulatory framework for real estate development and transactions. It requires registered projects to disclose key information, comply with approved plans and timelines, and provides buyers with a formal mechanism for raising grievances. Before purchasing, always verify the project's registration and disclosures directly on the MahaRERA portal.
- What Should I Check Before Buying Plotted Development in Maharashtra?
- At a minimum, review the title, project registration, approved layout, applicable development permissions, plot boundaries, common-area commitments and the sale agreement. Depending on the project, you may also want to review relevant soil, environmental and infrastructure documentation. If you are unsure what to ask for, ask us. We would rather you understand your purchase before you make it.
- How Do I Read a RERA Certificate?
- A RERA certificate shows the registration number, promoter details, approved layout, total plots or units, and the committed possession date. Key checks: registration is current, possession date matches what the developer tells you, and project details match the brochure. Verify directly at maharera.maharashtra.gov.in.
- What Happens If A Developer Delays Possession?
- RERA provides remedies to eligible buyers when a registered project is delayed, including remedies relating to refunds and interest, subject to the applicable law and the terms of the agreement. Your sale agreement should clearly state the committed possession date and applicable consequences of delay.
- How Do I Verify Clear Land Title in Maharashtra?
- The title should be independently examined by a qualified property lawyer before purchase. Depending on the property and transaction, this may include reviewing historical title documents, 7/12 extracts, mutation records, NA permissions, registration records and other applicable documents. Oltraya makes relevant project documentation available as part of its commitment to transparency.
TIER 3 — OLTRAYA SPECIFIC QUESTIONS
- What Makes Oltraya Different From Other Developers?
- Oltraya is built around a simple idea: the quality of a development begins long before construction. We are selective about the land we acquire, rigorous about what we verify, deliberate about the design we commission and transparent about what we communicate. Our founding team brings experience from the buyer and advisory side of real estate — so we have seen what can go wrong and built our process around avoiding it.
- What Happens After I Book a Plot?
- Booking a plot is not the end of the relationship — it is the beginning. You will receive regular updates on project progress and key construction milestones from the Oltraya team. We'll keep project documentation accessible, and if the timeline or execution changes materially, we'll let you know rather than leaving you to find it elsewhere. Our principle is simple: if something affects your investment, you should hear it from us first.
- Is Oltraya's Current Project RERA Registered?
- Our current project's MahaRERA registration is currently in progress. We will publish the registration number and link to the official MahaRERA record as soon as registration is confirmed. Until then, we will not represent the project as RERA-registered.
- Why Does Oltraya Take Fewer Projects?
- We are not building for volume. We deliberately limit the number of developments we undertake, so the founding team can remain close to the decisions that shape each one — from land and planning to design, execution and handover.
- Why Does Design Matter in a Plotted Development?
- Because a plot is only part of what you are buying into. The entrance, roads, landscape, amenities, open spaces and overall planning shape how the community feels — and ultimately the quality and desirability of the place.
- How Does Oltraya Select Land?
- We look beyond today's price. We assess location, connectivity, infrastructure, planning, regulatory feasibility, natural character and the potential for a development to remain desirable over time.
- What Does Transparency Mean at Oltraya?
- It means you should not have to chase us for information that affects your decision. We aim to make relevant project documentation, timelines, approvals and commercial terms clear before you commit.
- Who Is Oltraya For?
- For people who would rather buy thoughtfully than buy quickly. Our developments are intended for buyers who value land, design, transparency, wellness and long-term quality — and who want to understand what they are buying before they make the decision.
